Hairline cracks often result from normal settling, temperature fluctuations, or minor movement. They're typically cosmetic and can be filled and painted. Stress cracks that run along joints or across large areas may indicate structural movement or inadequate framing.
We assess crack patterns, width, and location to determine the cause. Sometimes the fix is simple; other times we need to address structural issues first. We never cover up problems that could worsen over time.
Causes of Sagging Ceilings
Sagging can result from several factors. In drywall ceilings, screws or nails may have loosened, or the drywall may have been installed with insufficient fasteners. Moisture softens drywall and causes it to droop. In older homes, plaster can separate from lath.
We inspect the ceiling from both below and, when possible, from above (attic or crawl space) to identify the cause. Reinforcement, additional fasteners, or replacement may be needed depending on the situation.
Repair Techniques for Cracks
Small cracks receive filler, mesh tape if needed, and multiple coats of joint compound before sanding and painting. We feather edges to blend with the surrounding ceiling. For larger cracks, we may install backer rod or use specialized repair products.
Matching existing texture can be challenging. We do our best to blend repairs. If the ceiling has widespread cracking, we may recommend a full skim coat or texture removal for a fresh, uniform finish.
Addressing Sagging Ceilings
Minor sagging may be corrected by adding screws to secure the ceiling to the framing. More severe sagging often requires section replacement. We remove the damaged area, assess the framing, add support if needed, and install new drywall.
We ensure proper fastening spacing and use materials suited to the application. The repaired section is finished to match the rest of the ceiling. In some cases, a full ceiling replacement is the most practical option.
